Modernising a Milan landmark with Kryalos SGR
Delivering Castellazzo Bormida Logistics Park with Invesco
We delivered a modern, sustainable logistics park in just 15 months, transforming a greenfield site into one of Italy's few LEED Platinum logistics developments.
Project overview
How do you build a major logistics park on a tight schedule?
Invesco Real Estate and Kryalos SGR S.p.A. set out to develop Castellazzo Bormida Logistics Park, a major logistics development along the Genoa–Turin–Milan corridor.
The plan covered two warehouses totalling roughly 76,500 sqm, plus a 600 sqm multifunctional building known as 'La Cascina'. Two challenges stood out: securing five separate building permits and delivering the entire park within a tight 15-month programme.
Invesco appointed us as lead project and cost manager, drawing on our extensive logistics sector experience, multidisciplinary approach and continuous involvement throughout the project lifecycle.

Managing the project from design to handover
Alongside CBRE, we provided project management and cost management services across the full project life cycle, from design coordination and procurement through to cost control, quality control and turnkey delivery.
Our on-site presence allowed us to mitigate against key risks. These included delays in obtaining administrative approvals, unforeseen site issues and delays in the procurement and delivery of materials. We kept tight control of programme, cost, quality and risk throughout, working closely with the local municipality, the design team and the general contractor.
Real benefits for the local community and environment
Built partly on a greenfield site and partly on the footprint of a former abandoned farmhouse, Castellazzo Bormida Logistics Park achieved LEED Platinum, the highest rating in its category. It is one of the few logistics developments starting from a greenfield site to achieve this certification in Italy and represents the first large-scale, sustainable logistics development for the Municipality of Castellazzo Bormida.
Energy efficiency runs through the design, with DALI lighting systems and a centralised building management system. Outside, traditional lawns gave way to low maintenance local shrub and tree species supporting biodiversity across the seasons.
The community benefited directly through nearby infrastructure works. These include two new, safer roundabouts and the new courtyard-style 'Cascina' which stays open to the public, with retail areas, relaxation spaces, changing rooms and a cafeteria.
