Delivering a rebranded hotel in Kyoto for Hilton Grand Vacations
This project involves the repositioning and rebrand of Tradimo Kyoto Gojo, Hilton Grand Vacations’ third property in Japan - transforming an existing hotel into a premium timeshare resort. The scheme focuses on upgrading guest rooms into fully serviced suites, enhancing shared amenities and aligning the design, operations and guest experience with Hilton Grand Vacations’ standards to deliver a high-quality, contemporary ownership offering in the Kyoto market.

Delivering a distinctive rebrand for Tradimo Kyoto Gojo
We supported the development of Tradimo Kyoto Gojo, the third Hilton Grand Vacations property in Japan, built around a concept that seamlessly combines Kyoto’s rich tradition with contemporary modern design.
Through a comprehensive refurbishment, the original 124 rooms were reconfigured into 63 larger units. This ‘two-into-one’ approach enabled the creation of spacious, long-stay accommodation, with all guestrooms exceeding 50 square metres.
At an early stage, we conducted detailed feasibility study to assess the condition of the existing building and establish a clear basis for the refurbishment strategy. In parallel, we undertook room layout simulations to test planning efficiency and support cost-effective decision-making. This approach ensured that the project was grounded in robust technical insight while enabling the design team to deliver a strong and distinctive rebranding outcome.
Our work began at the acquisition stage, where we worked alongside the client to evaluate the asset, and continued through to the completion of the rebrand, providing end-to-end support across all phases of the project.
Driving efficient delivery through robust planning and feasibility analysis
Operating in Kyoto required careful navigation of a highly regulated planning environment. Rather than treating this as a constraint, we used it to inform a refurbishment strategy that maximised the potential of the existing asset. The result is a repositioned property offering a distinctive timeshare experience aligned with Hilton Grand Vacations’ brand, including spacious, fully serviced accommodation and enhanced shared amenities for both international and domestic guests.
During the feasibility stage, we tested multiple room mix scenarios within a compressed programme. Through close collaboration with the client, we established a configuration that meets guest expectations while supporting operational efficiency and long-term asset performance. Our data-led approach supported clear decision-making and a smooth transition into delivery. The project will contribute to Kyoto’s hospitality offering and has been recognised within the industry for its design quality. In addition, targeted operational upgrades support more sustainable performance while respecting the character of the local community.
