Helping meet Dublin's housing demand with Lime Street

Optimising design efficiencies

The lack of suitable housing stock, particularly in urban areas such as inner-city Dublin has seen house prices and rents continue to rise. Marlet Property Group’s Lime Street scheme includes a seven-storey, 216 apartment building and a nine-story commercial office incorporating a protected structure that was refurbished and repurposed for retail and office use.

We provided cost management services for the scheme, from planning stage through to final account for the Lime Street scheme. Our extensive commercial development experience enabled us to advise the client on optimising design efficiencies. By highlighting areas where we saw design outside of normal parameters, we provided a cost-effective solution.

Our analysis of structural and architectural design with a focus on cost-efficient processes and standardisation, facilitated alternative construction methods and materials to reduce cost. This analysis also assisted the client in maximising the viability of the scheme by adding back lettable areas through the removal of inefficiencies in the initial design.

Modern construction methods

Both buildings were constructed using pre-cast concrete superstructures, offering a shorter construction period and associated cost savings. Additionally, off-site construction methods were employed for residential bathrooms, unitised facades, and balconies. The standard benefits of these methods were further enhanced due to the ongoing pandemic. Construction off-site was able to continue during site closure periods, minimising the impact on overall construction.

Sustainable development

The development focused on being highly sustainable, with Lime Street boasting BER ratings of A3 & A2, and The Shipping Office aiming for LEED Platinum. This resulted in reduced energy consumption, rainwater harvesting, green roofs, electric car charging, and the ability to connect to a future district heating system.
