Project overview

Leisure district

Developer Modon Properties specialises in developing vibrant and sustainable lifestyle communities. It wanted to add a scheme to the Abu Dhabi tourism portfolio with a wide range of cultural experiences and environmental features, alongside residential, entertainment, and commercial projects.

The island district boasts an impressive number of cultural and environmental attractions that are unique to its location. In addition, the unique landscape is diverse and includes Hudayriyat Leisure and Entertainment District, which is home to Marsana, Bab Al Nojoum, and Hudayriyat Heritage Trail.

As well as being home to some of the best ‘glamping’ sites in the UAE, Hudayriyat Island has numerous adventures, sports, and entertainment facilities, including a cycling track, water sports, and fitness facilities, plus a range of food and beverage outlets.

The project offers exciting sports and leisure facilities such as Circuit X, 321Sports, Bike Park, OCR Park, Hudayriyat Courts, and Hudayriyat Beach.

Complex project

The landmark development required best-in-class and innovative commercial management. Our regional expertise and comprehensive project and programme understanding ensured that we overcame any commercial challenges.

We were commissioned to deliver cost management services to ensure the project was delivered on budget. We were able to understand the complexities of the project and work successfully together with the engineer, client, and contractor to ensure robust cost control and cost management process was being implemented to deliver the project.

Healthy lifestyle

Hudayriyat Leisure and Entertainment District officially opened to the public in November 2020. The destination points to the leadership’s vision and future development plans for Abu Dhabi, ensuring that the city remains at the forefront of global ecotourism.

It is also one of a number of projects that underline a determination to develop inclusive and unique environmental schemes and increase green spaces in a way that ensures a healthier and active lifestyle for the community, boosts social bonds, attracts visitors and tourists, and turns the emirate into a haven for sustainability.
