Reimagining One Leadenhall with Brookfield Properties
One Leadenhall is a prominent new development situated next to the historic Leadenhall Market and ancient Roman forum. The project replaces an outdated low-rise building with a modern 35-storey tower in this historically and commercially significant area of the city.

How do you build for a modern city while protecting nearby Grade II listed historical architecture?
Brookfield Properties set-out to create a premium office space with ambitious sustainability targets. The goal was to achieve BREEAM Excellent, WELL Platinum and ActiveScore Platinum certifications. The building design features a heritage-sensitive podium that complements the neighbouring market, juxtaposed with a modern glazed tower, as well as three terraces offering landscaping and stunning views across the city.
The project faced major site constraints because it sits right next to a listed market and the ancient Roman Forum. To avoid disturbing archaeological finds, the team reused the existing basement using a hybrid top-down construction method. They also used innovative propping to stabilise the market wall and a cantilevered crane to save space logistically.

Leading the construction management process
We provided cost and commercial management services to help Brookfield Properties navigate this complex build. Working closely with the construction manager, we encouraged a collaborative and inclusive environment, and have successfully tracked and implemented nearly 4,000 changes during the project. Our early warning register and rolling final account documents kept the budget tightly managed, resulting in the majority of packages being agreed prior to project completion in June 2025.
Creating a lasting positive impact
Beyond delivering a sustainable building, the One Leadenhall project has generated significant community value. The team spent £114.9mn with local businesses and an additional £32mn with local small enterprises. The project also created dozens of local jobs and training opportunities. It supported 50 new entrants, 34 new apprentices and 67 work experience placements.
