World-class media output

This redevelopment was forecast to take place over five years, during which time the production operations and office functions would require temporary relocation to several sites across London.

We were selected to lead the interim relocation and fit-out programme that would see ITV continue to deliver their world-class media outputs whilst the redevelopment took place.

We provided project and cost management expertise across key workstreams to achieve the following:

  • Light refurbishment of 66,000sqft and a 23,000sqft office fit-out at Grays Inn Road including edit suits and voice-over booths
  • Office fit-out of 103,000sqft space at Waterhouse Square for corporate, international sales and studios production teams
  • Office fit-out of 27,000sqft space at Westworks, W12, for daytime television, including office accommodation for 200 staff and associated edit suites and voice over booths.

Securing programme benefits

Our expertise and in-depth knowledge of the London fit-out market was a cornerstone to the successful delivery of this project.

We developed a bespoke fit-out framework to secure a single contractor across all workstreams.

Using our market intelligence and in-house data we benchmarked the main contractor preliminaries, overhead and profit to agree fixed rates for common packages. The strategic objective was to reduce learning curves and reap the programme benefits of having a single delivery partner.

Our cost management expertise enabled us to secure the programme benefits and lock down competitive, fully benchmarked delivery costs.

Working successfully with ITV senior leaders and the contractor, we developed a procurement model that delivered a successful fit-out and relocation for ITV.

We were also instrumental in landlord liaison and unblocking communication challenges. This was particularly focused around securing the required power rating for ITV demises and achieving landlord’s consent for the proposed works.

Achieving adaptability

We helped ITV to better understand their requirements, redefining the brief and the cost plan against budget.

We delivered a procurement model that allows ITV to quickly call off works as and when required, together with a standard ‘kit of parts’, which reduces lead time and budget variability. We achieved a fully coordinated cost plan and programme that had full buy-in from our client, the framework contractor, landlords and designers.

Following the completion of the projects, ITV decided to remain in its new premises rather than return to Southbank.
