Renovation and new brand standards for a New York icon

One of the world’s most iconic hotels, the Waldorf Astoria is a 47-storey Art Deco landmark of Manhattan. We were commissioned in 2011 by Blackstone/Hilton Worldwide, and retained in 2014 by new owner Anbang Asset Management, to manage a complete renovation of the property.

The project involved renovation of the following areas:

  • 1,413 guest rooms, baths, Americans with Disabilities Act compliance, mechanical, electrical and plumbing systems, and corridors
  • public spaces including lobbies and entrances
  • several boutique retail spaces
  • food and beverage areas, including three American and classic European restaurants: Peacock Alley, Oscar’s and Sir Harry’s
  • meeting spaces
  • building façade and roof maintenance/upgrades
  • oversight and management of ongoing systems upgrades

Our contribution

We provided consulting and project management services to both clients for this multi-year Master Plan, including developing a scheduling logistics model for design, procurement and implementation/management of the overall programme for this property.

Making the difference

Designing, budgeting and planning the logistics for a five year $500m renovation required us to bring together and manage a large team of experts. Leading owners, stakeholder panels, design consultants, engineering consultants and construction professionals to effective collaboration, we came up with a strategy to keep the hotel fully operational and reposition the property with a consideration to both hospitality and retail sectors. 

Through extensive research and planning, we took an innovative approach to the design concept, maintaining old world charm while integrating complete modernisation of the infrastructure. During our time with both clients we:

  • served as a day-to-day point of contact and active resource to the client
  • were responsible for project team selection/contract negotiations including a large sub-consultant team
  • developed and managed budget/schedule including multiple cost reduction initiatives and market cost analysis studies
  • provided procurement advisory and management
  • coordinated all project team deliverables
  • provided cost management and cost controls services
  • defined payment policies and procedures
  • served as key liaison to public authorities
  • provided design and technical quality assurance
  • developed sophisticated phasing, logistics and schedule approaches to minimize the impact of construction on operations
  • managed the design and approval of the new brand standards for architecture and design
  • assisted in the development of a thorough and substantial due diligence study for the repositioning of the property
