Campus expansion

The East Village Expansion (EVE) project is the first major new-build undertaking at adidas’ North American headquarters since its initial development in 2000.

The project consists of a 170,000 sq ft, five-story office tower set above five levels of underground parking—adding capacity for 1,000 additional employees—along with a three-level amenities building and a soccer pitch.

The office building features a unique structural system made up of precast concrete and heavy timber framing—one of the first of its kind in the United States.

Ambitious project schedule

adidas’ rapid growth in North America meant the EVE project needed to be delivered on an ambitious three-year concept-to-occupancy schedule.

We were appointed as the project and cost managers, with our primary focus on leading the multi-disciplinary design and construction teams, owner representation, budget control, change management, progress monitoring, and stakeholder coordination.

Accelerated delivery

To enable an accelerated delivery approach, the project team conceived a precast concrete and mass timber hybrid structure, reducing the build schedule by three months. The timber was locally sourced and manufactured in Oregon, sequesters carbon from the atmosphere, and offers a smaller overall carbon footprint than many other building materials.

Additionally, we devised a multi-phase approach to permitting with the City of Portland and, in doing so, successfully reduced the project schedule by an additional six months.

To mitigate pricing and coordination risk, we used a design-assist approach for the mechanical, electrical, and plumbing (MEP) packages to support full integration with build partners.

We also managed a phased delivery strategy with the general contractor, allowing construction to start four months before design was fully complete.
