How do you create a modern HQ while prioritising employee wellbeing and sustainability?
Global law firm Reed required a modern and sustainable workspace for its new London HQ at One Blossom Yard, Spitalfields, London.
The goal was to create an environment that would foster a positive work culture while championing sustainability. A forward-thinking approach to employee wellbeing and productivity was required and so smart technology, wellness-focused features and thoughtful design principles were central to the fit-out.
The new London office spans 114,000 sq ft across eight floors. Designed with connectivity, flexibility and wellbeing at its core, the space combines open-plan hubs with mini offices and client meeting rooms, wellness zones and two large garden terraces.
Delivering impact through precision
We were appointed to support Reed Smith through the full Technical Due Diligence (TDD) process. We produced clear, comparable cost summaries for each shortlisted building, giving the client confidence to select the best option.
We then built a commercial delivery strategy. Early cost modelling established a realistic budget and ensured the design remained aligned with Reed Smith’s priorities. Close collaboration with the design team kept cost, design intent and programme coordinated from the outset.
To strengthen the budget, early market testing was introduced. Engaging with specialist suppliers at the right stage provided real‑time insight and validated key assumptions, ensuring the project reflected current market conditions. We provided specialist Mechanical, Electrical and Public Health (MEP) expertise from the beginning and continued this support through to the procurement stage to secure best value and ensure optimal technical performance of the new HQ.
Sustainability as a focus
The new office raises the standard for law firm’s with One Blossom Yard achieving a BREEAM ‘Excellent’ rating recognising the HQ as a highly sustainable development. The building operates on 100% renewable energy, supported by smart systems that track and optimise usage to help minimise its overall carbon footprint.
The workspace is designed to foster a high‑performing environment that encourages collaboration, supports wellbeing and accommodates inclusive working styles. The second level boasts a variety of purpose‑designed spaces, including a fitness studio, quiet room, private offices, adaptable meeting rooms and a dedicated library, ensuring teams have access to spaces that promote productive working.
