Global business group Piramal is planning to build a luxury high-rise residential development in Byculla, South Mumbai, which when completed will span more than 4.3 million sq ft.

Luxury living
The development aims to provide high-end living in one of Mumbai’s most historic neighbourhoods. The residential towers will offer views over the 60 acre lush botanical garden to the west and the Mumbai skyline and harbour to the east. Residents will be able to enjoy amenities including a lap pool, spa, running track, clubhouse and gardens. Phase one of the development involves three towers, the highest of which will be around 70-storeys in height.
Setting new standards
At its peak, the project is expected to employ more than 2,000 people, and more than 10,000 people indirectly. It is earmarked for LEED Gold certification, highlighting its sustainable credentials. The design will offer natural light and ventilation, noise reducing double glazed windows and natural building materials.
Controlling costs
We have been engaged to carry out cost management services, establishing a post-contract commercial management process and reviewing pay submissions. We are also monitoring cost implications as the design for the scheme develops, which involves issuing a monthly project cost report, cash flow, forecasts as required, and a risk register and value engineering register to evaluate alternative solutions.
