Ambitious refurbishment

The project consisted of the refurbishment and fit-out of an existing 18,000 sqm building block with ten storeys and four underground technical levels in La Défense, Paris. The original Belvédère building was outdated and required a complete overhaul, making it one of the most ambitious refurbishment projects in the area.

The newly-refurbished centre opened in January 2019 and is now the largest facility under the Spaces brand in Europe. The premium business centre provides 1,500 desks with a range of facilities including a gym, bar and restaurant.

Managing stakeholders

We were appointed as project and cost managers when the base build works project was already underway. The challenge was to reconcile time and budgetary pressures with the design aspirations and quality of the finishes. This required dealing with many stakeholders and their diverging priorities throughout the entire project.

Environmental considerations

The other key challenge was to incorporate the client’s design intentions within a project that had already been procured to a contractor and within a multi-certified building (HAQ, BREEAM and WELL).

We succeeded in delivering this category B fit-out in a year, below the client’s budget and without compromising on design guidelines or environmental certifications. The refurbished building’s green credentials include a waste management strategy, natural ventilation, bicycle parking and green areas on the roof.
