Liljeholmen mixed-use hub, Sweden

Transforming Liljeholmen into a dynamic new destination

Nordic developer Citycon saw the potential to transform Liljeholmen Centrum, one of its best-performing retail centres situated on one of Stockholm’s busiest transport hubs, into a mixed-use hub, maximising the land value and helping to attract a new consumer to this part of Stockholm.

Attracting new users

Citycon’s ambition is to turn Liljeholmen into Stockholm’s most dynamic meeting place by building a diverse project with high sustainability credentials, and to be operationally net zero by 2030 across all assets.

It hopes a new wave of young professionals, businesses and families will be drawn to the project’s stand-out features: its offer of activities close to nature, its sustainable design, its convenience and proximity to Stockholm city centre, plus its wealth of food and beverage and meeting places.

As well as new office, health care, hotel and residential buildings, the development will include a children’s nursery, library and cinema, conference centre and upgrades to the existing shopping mall.

Finding areas of improvement

Our role on the project has been to assist Citycon in setting up for success by applying our market leading methods for major projects and programmes.

As part of our assignment, we carried out an assurance consultation on the project and team, and then provided advice on how to transform performance on major projects through our best-in-class methodology.

As a result of this exercise, we were appointed to provide cost and commercial management and risk management services, as well as continuing to provide advice on the Strategic Advisory Board.

Transforming for the future

This major project will transform Liljeholmen for existing and future residents by bringing new life to the area by closing the gap to the inner city with first class offering of sustainable office space, health care facilities, luxury residential and hotel.

The project will also offer amenities such boutique cinema and roof top terraces. The project will open up latent land thus providing more area for use by future and existing tenants and connections to lake Trekanten.

Mats Bergendahl from Citycon said:

“We choose to work with Turner & Townsend on the project because they have the proven knowledge and methodology to help us deliver this major, complex development project. Their proven experience from major projects all over the world will help bring assurance in our delivery of Liljeholmen."
