The Building Research Establishment Environmental Assessment Method (BREEAM) scheme is a standard for scoring the sustainability of an individual building. BREEAM provides authoritative guidance on ways of minimising the adverse effects of buildings on the global and local environments whilst promoting a healthy and comfortable indoor environment for users.

The scheme is internationally recognised and forms a significant component of the environmental and sustainable development policy of many organisations and businesses.

A BREEAM assessment provides a building with an environmental performance certificate that enables owners and occupants to gain recognition for the building and their environmental performance. The building’s overall BREEAM rating is classified as either pass, good, very good or excellent.

The UK Government’s Sustainability Action Plan requires all central government construction projects to include a BREEAM assessment. Government construction projects are required to achieve as a minimum, ‘Very Good’ ratings for refurbishment projects and ‘Excellent’ ratings for new builds.

Assessments will be carried out during the Design and Procurement (D&P) phase of a new build or refurbishment project, as a Post Construction Review or during the Operation and Maintenance (O&M) phase to assess the building’s ongoing environmental performance. BREEAM is also used in PPP/PFI output specifications and is becoming a standard sustainable development monitoring tool.

Turner & Townsend provide the following services to assist the project in achieving the best possible BREEAM rating:

  • Carry out an initial review of the proposed building and its BREEAM rating (if it exists);
  • Work with the design team throughout the design process including attendance at site and design team meetings;
  • Provide advice and guidance on sustainability issues to maximise positive opportunities and address possible areas of weakness with regard to the final BREEAM rating;
  • Assist clients in achieving their minimum scheme rating;
  • Prepare a draft report containing the predicted BREEAM rating and areas to be addressed during the detailed design. The draft report can be reviewed by our Whole Life Costing team to optimise whole-life value and running costs; and,
  • Conduct the BREEAM certification assessment in accordance with the schemes established processes and issue a final report.

Turner & Townsend offer a full range of BREEAM assessments for Offices, Schools, Homes (Ecohomes) and NHS facilities. When a standard assessment is not possible, then Turner & Townsend are certified to undertake a Bespoke assessment that is customised to address project specific sustainability issues.
